Majestic Empire Residences

 

The Majestic Empire Residences consist of three modern apartment buildings as well as 19 private houses. Of these houses, four have already been sold, as shown in the site plan.​

 

Private Houses

 

The 19 residential houses offer individual living comfort and each include an integrated, covered carport (parking space). This carport is part of the 64 m² total area of the house and allows residents to conveniently and safely park their vehicle directly at home.

 

Four of the houses have already been sold. Particularly noteworthy is House Mayari, located above the road, offering the most beautiful and far-reaching view over the entire estate.

 

Apartment Buildings

 

House Mayari

This building has a total of 18 units, of which 17 are residential apartments and one unit is designed as a shop for daily needs – a small supermarket that provides residents with convenient shopping.

House Mayari extends over three floors, with six units on each floor.

 

House Haliya

House Haliya consists of 8 residential units, spread across two floors.

 

House Tala

House Tala also offers 8 residential units on two floors.

 

Parking Spaces for Apartments

 

For the apartment buildings, a total of 12 private parking spaces are available. These must be purchased separately at a price of €2,500 per space.

 

Since transportation on the island is predominantly by motorbikes and scooters, parking spaces are mainly of interest to the few residents who already own or plan to purchase a car. They are particularly relevant for apartment buyers, as the private houses already include an integrated parking space. The number of parking spaces is limited – available only while supplies last.

Infrastructure & Utilities

 

The entire development is equipped with a modern and future-oriented infrastructure to ensure residents enjoy a comfortable and secure lifestyle:

 

  • Roads and access: All internal roads and access ways are connected directly to the main road at the upper part of the property. Construction, maintenance, and upkeep of these roads are fully managed by the Majestic Empire Residences administration. This includes regular landscaping, grass cutting, minor repairs, and road improvements.

  • Lighting: All paths and streets within the estate are fully illuminated at night, ensuring residents and guests can always move around safely.

  • Water supply: Water cisterns are distributed across the estate. A large cistern in the upper section includes a 450,000-liter underground tank.

  • Wastewater: A state-of-the-art sewage treatment facility is being built in the lower part of the estate to ensure sustainable and clean disposal.

  • Power supply: The entire property is equipped with backup generators to reliably cover any power outages.

  • Internet: A fast and reliable internet connection is provided throughout the estate via the modern Starlink system, ensuring stable high-speed service. Only during extremely heavy rain may there be short interruptions – similar to satellite TV in Germany during severe storms.

  • Solar power: Once the project is completed, a large solar power system will be installed on the rooftops, enabling near-autonomous electricity supply for the entire estate. This solar power will be available to residents at the usual electricity rates, managed centrally by the administration.

Maintenance and Administration Fee

 

For the operation and upkeep of the entire estate, a monthly maintenance and administration fee of 5,000 PHP is charged. This corresponds to approximately €70 – €80 per month, depending on the exchange rate – a very modest contribution in relation to the extensive services included.

 

This fee is essential to ensure the quality, safety, and order of the estate in the long term. It covers:

 

  • Maintenance and upkeep: Includes landscaping, gardening, grass cutting, cleaning, repair and upkeep of streets, access roads, and lighting. The water system, the 450,000-liter tank, and the modern sewage treatment facility are also regularly serviced and maintained.

  • Administrative services: The administration is responsible for all organizational and administrative tasks for both the 35 apartment units and the 19 private houses. This includes monthly issuance and processing of electricity and water bills as well as coordination of all community-related processes.

  • Resident services: The fee also includes the organization of a shuttle service for residents as well as general support and accessibility of the administration.

  • Technical maintenance: Regular servicing of backup generators, the solar system (once installed), and other shared facilities is centrally managed and supervised.

Legal Notice Regarding the Fee

 

The maintenance and administration fee is a fixed fee of 5,000 PHP per month.

No breakdowns, itemized invoices, or reports are provided regarding the specific use of these funds.

 

Anyone not in agreement with this fixed fee should refrain from purchasing a unit or house within the Majestic Empire Residences.

 

The upkeep of private houses and apartments remains the responsibility of the individual owners. The fixed costs mentioned above only apply to communal facilities and administrative expenses. Electricity and water costs are not included in the fee and must be paid by each owner separately, based on individual consumption.
